Moving out of the Rate Race to Creating Wealth and Become Financially Independent

I, like many of you, have been told by my parents to go to school, study hard, get a good education and get a good paying job.   But all this leads to is chasing our tails, trying to work harder for more income.  If you want more income you need that promotion which relies on you working more hours leaving less time for yourself and your family and needing to pay others to do jobs that you would normally have done yourself, hence spending the extra income.  This is not a good way to pursue wealth creation and be financially independent.

I spent several years at University and TAFE obtaining degrees, certificates and qualifications for that good job; however all it led me to was working longer hours. The pay seemed sufficient at the time but was in no way enough to do the things I thought I could do.  

I soon realised that by the time I retire, there will be no pension and my super will be insufficient.  Besides that, I was becoming more frustrated with the Government Department I was working for and realised that there must be more to life than this.   Married and with two children, we seem to manage to go on short holidays and provide everything for our children, but there seems never to be enough money to help ourselves, let alone helping others.  We had always wanted to give more to charity, but somehow our family could have done with charity as well.

I began to think how some people seem to accumulate wealth on an average salary or how people on high salaries such as Doctors, Lawyers etc, have lots of cash flow, but not much in assets?   If these people were to stop work for what ever reason, how will they cope?   What will they leave their families?

Well that’s where I was just a year ago.  My wife and I knew we had to do something.  I was looking around and started to analyse people.  Having younger sisters, I looked at how women how can they be financially independent without relying on a partner to help to provide for them.  Also families, that never seemed to save anything because they spent everything they earned.  I also looked into how people were coping and how they would be financially, if they had to retire or couldn’t work any more. For example, an accident or being incapacitated, as for death well you can't do much about that, but what about the people you leave behind?  

Well, I went on a mission to try and find a way to increase my family’s wealth and cash flow.  I read several books, searched the internet and found a huge amount of information but nothing seem to fit my belief in the way people learn, (I am a secondary teacher by the way) until I found this one person who would eventually become my mentor.  This was not just a two day high flying seminar leaving you all hyped up, and at the end, feeling alone and wondering what to do next. I met with Jules Dawson and found his mentoring program exceptional. (I have tried others and they have let me down and financially poorer).   We learnt how to find good property deals (in any state), sourcing relevant data and using his set of rules that must fit to the suburb and the particular property.  Similarly with shares, learning which shares are more likely to be profitable using charting software.

 

We learn several skills and concepts that otherwise we would have never have learnt.   During the mentoring course I purchased two properties and am about to settle on another one with out outlaying any money.  It is purely a joint venture and fully financed by my partner.  We were taught how to find the right property with good growth potential, and present it to someone who may have the capital but doesn't have the time to do the work required.  Work like running around to finance brokers, sourcing the right property, organising the contracts and solicitors, and doing or coordinating some of the improvements/renovations that may be required. 

 

Also with property, we looked at negative gearing (Submitting a tax variation form from the ATO) and decreasing our fortnightly tax which went towards the servicing of the loans with the rental returns that we would get.  For example I used to pay nearly $600 tax per fortnight, but now pay $79.  Having also submitted a tax variation form for my wife's pay, it has certainly helped service our loans.  Click here for more information on Tax Variation and ATO forms http://www.ato.gov.au/content/downloads/bus00135782n2036.pdf

Since spending my working life educating children and adults, I also encouraged the old saying to study hard and get a good job and everything will sort it self out, however I discovered the hard way that it doesn't happen that way.  We all get older and our values change, especially when I had to spend many weekends marking work, leaving me little or no free time for myself let alone my family.

Since completing the Mentoring For Success Course, many of my friends and family were astounded on what I have been able to achieve and how my mind set has changed. Now they too have the desire to do something about their future and have found Jules' materials very educational and have opened their eyes to all the opportunities around them.
